What Makes This Different

The person at the model home is not neutral.

The sales rep in the design center is lovely, and they are paid by the builder. Their job is to protect the builder's margin, their contract, and their timeline. Not yours.

The builder's contract is written by the builder's attorney. Upgrades are priced on a sheet most buyers never compare against resale value. Delays are handled on the builder's terms unless someone pushes.

Bring me in before you walk the model and it usually costs you nothing, because the builder has already budgeted for it. Walk in alone and that budget simply stays with the builder.
