Delaware is two towns at once. There is the historic core near the university, with big old homes on deep lots, some beautifully kept and some carrying a hundred years of deferred maintenance. Then there is everything built south and west of it, newer and more uniform, feeding the commute down 23 and 71. Older properties here are frequently estate sales, and the honest conversation is usually about what a century-old house actually needs versus what a buyer will forgive. I would rather show you the comparable sales than guess.
