Selling a house, without the theatre.

Whether the sale is part of a divorce, part of an estate, or just an ordinary move, the process is the same and it should be explained to you in plain language.

  1. Pricing

    I price from comparable sales, not from what the house down the road is asking. Asking prices are opinions; sold prices are evidence. You see the same evidence I do.

  2. Preparation

    I will walk the house and tell you which repairs return more than they cost and which do not. Usually the list is shorter and cheaper than people expect.

  3. Photography and marketing

    Professional photography, a proper floor plan, the MLS done carefully, and paid promotion where it earns its keep. Quiet marketing if you have asked for discretion.

  4. Offers and negotiation

    Every offer explained in terms of what you actually net, not just the headline number. Terms and timing often matter more than price.

  5. Inspection to closing

    This is where sales fall apart. I stay on top of the dates, the lender, and the title work, and I tell you early if something is drifting.

What it costs

You should know the net before you list, not after.

Selling costs in Ohio typically include commission, title and closing fees, county transfer tax and conveyance fees, prorated property taxes, and whatever you agree to after the inspection. Together they are real money, and they are the difference between a price and a cheque.

When I value a house I give you the estimated net alongside the estimated price, because that second figure is the one that determines what you can do next. Every number is an estimate until closing, and I will tell you which parts of it are firm and which can move.
