Answered the way I would answer them on the phone, which is to say directly and without a sales pitch attached.

General

Is this really free?
Yes. The valuation and the written plan cost nothing, and there is no obligation to sell or to list with me afterwards. If you take the plan and do nothing with it for two years, that is a normal outcome and it happens often.
Do I have to sell?
No. Finding out what the house is worth is information, not a decision. If the answer is that you should not sell right now, I will tell you that.
What if I am not ready yet?
Most people who contact me are not ready. Knowing the number early usually makes the decision easier later, and it costs you nothing to have it sitting in a drawer until you need it.

Divorce

What if my ex does not agree?
That is common and it does not stop us getting the information. I can value the house and lay out the options for both parties, and I work with both attorneys rather than taking a side. If the two of you cannot agree on a course of action, that part belongs with your attorneys and the court, not with me.
Will you talk to my attorney?
Yes, and I would rather. I communicate with counsel directly so you are not stuck relaying messages between people. I do not give legal advice and I do not advise on how assets should be divided.

Probate

The house is in probate. Can you still help?
Yes. I work with estates regularly, alongside the probate attorney. There are usually steps that need to happen before a sale can be signed, and your attorney will confirm where your estate is in that process. In the meantime we can still get you the value and a plan.
The house is full of belongings. What do I do?
You take what matters to you first. After that there are estate sale companies and cleanout crews who do this for a living, and I can put you in touch with people I trust. You do not have to sort a lifetime of things by yourself, and there is no deadline on it.

Working together

How do you contact me?
However you ask me to. If you say text only, I will text only. I will not call unless you tell me a call is fine, and I will not send anything to the house if that is a problem.
How long does the valuation take?
The form takes about a minute. I usually have the value and the written options back to you within a day or two, because I do them myself rather than sending an automated report.
