A new build should be exciting, not a leap of faith.
Central Ohio is full of new construction right now, and the process is very different from buying a resale home. I have walked clients through builder contracts, upgrade sheets, delays and punch lists, and I will be on your side of the table for all of it.
The builder's agent works for the builder
They are lovely, and they are paid by the person on the other side of the table. Having your own agent costs you nothing on almost every new build in Central Ohio, and it means someone in the room is reading the contract for you.
Bring me before you sign anything
Register me with the community on your first visit. If you have already signed in alone, tell me straight away and I will find out what can still be done.
Lot, plan, and what actually holds value
Which lots are worth the premium, which upgrades come back at resale and which ones never do. Structural choices matter far more than finishes.
Timelines, delays, and rate locks
Build timelines slip. We plan for that up front so your lease, your rate lock and your current home sale are not all resting on one delivery date.
Walkthroughs and the punch list
Pre-drywall and final walkthroughs with an independent inspector, then a written punch list that gets followed up until it is finished.
Selling your current home in step
If a new build depends on selling what you own now, we sequence the two so you are not carrying both, or homeless between them.
Where the new builds are
Most of the new construction I show is in Plain City, Marysville, Dublin, Powell, Delaware and Lewis Center. Each community prices, negotiates and delivers differently, and incentives change month to month.
